PCA conducted a Property Condition Assessment of Barracks West, a 324-unit multifamily community at 255 Saponi Lane in Charlottesville, Virginia. The property comprises 34 buildings ranging from one to three stories, totaling approximately 297,934 square feet across a 19.406-acre site, with original construction dating to 1970.
The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations, along with a 100% interior walk of all units. PCA’s unit-by-unit inspection yielded unit-level deferred-maintenance and condition data across the full inventory, while the building-systems and envelope evaluations quantified deferred maintenance and remaining-useful-life projections under ASTM E2018 protocols. Given the age of the improvements and the distributed multi-building configuration, the roofing assessment established repair-versus-replacement timing for near-term capital planning. The consolidated findings supported the client’s decision-making process by providing a defensible basis for prioritizing immediate repairs and sizing reserves across the portfolio of buildings.
