About This Project

PCA conducted a Property Condition Assessment of the AT&T campus at 2600 Camino Ramon in San Ramon, California. The property comprises four office buildings totaling approximately 2,052,496 square feet, each four stories, constructed in 1985 and situated on a 108-acre site. PCA’s scope addressed the major building systems, envelope, and site components relevant to the engagement.

The engagement included architectural assessment with disabled-access review, electrical, mechanical and plumbing, and fire and life safety systems evaluations, a limited exterior building assessment, a roofing assessment, a vertical transportation assessment, and a public records review. PCA documented accessibility compliance status to inform tenant-improvement and remediation planning, and produced a reserve estimate for elevator replacement timing across the four-building campus. The roofing and limited exterior evaluations established repair-vs-replacement timing for near-term capital planning, while the public records review supplemented field findings with documentation context. The consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the campus systems.
