PCA conducted a Property Condition Assessment of Chapel Ridge Brandon, a 136-unit multifamily community at 1500 Chapel Ridge Way in Brandon, Mississippi. The property comprises 14 one- and two-story residential buildings totaling approximately 124,094 square feet on an 11.75-acre site, with original construction dating to 2002.

The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, along with a 100% interior walk of every unit. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data across the entire residential inventory, while the building-systems and envelope assessments quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. PCA’s consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the 14-building community.
