PCA performed a Property Condition Assessment of La Siesta Resort at 80241 Overseas Highway in Islamorada, Florida. The hospitality property comprises 13 buildings totaling approximately 34,805 square feet on a 9.8-acre site, with 54 rental units, 57 boat slips, and structures ranging from one to three stories that were originally built between 1957 and 1988.
The engagement included architectural, structural, and mechanical/electrical/plumbing/limited fire- and life-safety assessments under ASTM E2018 protocols, along with a kitchen and laundry services assessment and a public records review. PCA also performed a limited below-water-line evaluation of the marina and sea wall, which informed the client’s understanding of waterfront infrastructure condition and near-term repair priorities. The kitchen and laundry services assessment documented the condition of back-of-house operating equipment supporting the resort. PCA quantified deferred maintenance and remaining-useful-life projections across the building systems and site improvements, giving the client a consolidated basis for reserve planning and prioritization of immediate repairs across the multi-building hospitality and marina property.
