PCA conducted a Property Condition Assessment of Laurelwood, located at 3855 SW Lake Grove in Portland, Oregon. The 30-unit multifamily property comprises six one- and two-story buildings totaling approximately 23,912 square feet on a 1.39-acre site, with original construction dating to 1963.
The engagement included architectural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations, a structural-seismic assessment, and a 100% interior walk of all units. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data across the entire property, while the seismic assessment informed structural risk evaluation given the building vintage. PCA documented observed conditions and quantified deferred maintenance and remaining-useful-life projections under ASTM E2018 protocols to support the client’s reserve and capital planning. The consolidated findings provided the client a defensible basis for prioritizing immediate repairs and scoping near-term capital needs across the six-building portfolio.
