PCA conducted a Property Condition Assessment of Marlin Bay Resort and Marina at 3800 Gulfview Avenue in Marathon, Florida. The 7.58-acre waterfront property comprises 15 buildings of three and four stories totaling approximately 48,617 square feet, with eight guestrooms, 13 residential buildings of three to four bedrooms, and 99 boat slips. The property was built in 2008.

The engagement included architectural, structural, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations, along with a limited dock and sea wall assessment and a vertical transportation assessment. PCA documented the condition of the marina’s waterfront infrastructure to support repair and reserve planning for the docks and sea wall, and produced a reserve estimate for elevator replacement timing. Working under ASTM E2018 protocols, PCA quantified deferred maintenance and remaining-useful-life projections across the resort’s buildings and site improvements. The consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the hospitality, residential, and marina components of the property.
