PCA conducted a Property Condition Assessment of Ocean Gate Resort at 70 Ocean Gate Road in Southport, Maine. The 65-guestroom hospitality property comprises eight one- and two-story buildings totaling approximately 34,136 square feet across a 32-acre site. The original construction dates to 1956, with the Waterfront Building added in 1974 and the Cedar Building in 1987.

PCA performed the assessment under ASTM E2018 protocols, with discipline-specific evaluations of structural, roofing, and mechanical, electrical, plumbing, and limited fire- and life-safety systems, supplemented by a public records review. The roofing assessment established repair-versus-replacement timing across the multiple buildings for near-term capital planning, while the structural and MEP evaluations documented system conditions given the range of construction dates on the site. PCA quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning, and the public records review supplemented field findings with documentation context. The consolidated findings supported the client’s decision-making process for the resort.
