PCA conducted a Property Condition Assessment of Rosemont Peachtree Corners, located at 3655 Westchase Village Lane in Norcross, Georgia. The garden-style multifamily property comprises 440 units across 51 buildings of one, two, and three stories, totaling approximately 381,496 square feet on 64.01 acres. The property was originally constructed in 1983.

The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations performed under ASTM E2018 protocols. PCA documented observed conditions across the 51 buildings and quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. The roofing assessment established repair-versus-replacement timing for near-term capital planning given the scale of the building inventory and the property’s age. Consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the multi-building portfolio.
