About This Project

PCA conducted a Property Condition Assessment of the gymnasium and athletic facilities at Servite High School, located at 1952 West La Palma Avenue in Anaheim, California. The athletic facilities sit within a broader 13-building campus totaling approximately 135,000 square feet on 15.3 acres, originally developed in the 1950s, with one- and two-story construction and one elevator serving the campus.

The engagement included architectural, roofing, structural-seismic, mechanical/electrical/plumbing/limited fire- and life-safety, and vertical transportation assessments, along with a Level 1 energy efficiency assessment. PCA’s structural-seismic review addressed the older construction vintage of the gymnasium and associated athletic structures, while the roofing assessment established repair-versus-replacement timing for near-term capital planning. The vertical transportation assessment produced a reserve estimate for elevator replacement timing, and the Level 1 energy efficiency assessment identified opportunities to reduce operating costs across the building systems. PCA documented observed conditions, quantified deferred maintenance, and developed remaining-useful-life projections to support the client’s reserve and capital planning for the athletic facilities.
