PCA conducted a Property Condition Assessment of Tealwood Apartment Homes at 9900 Briar Road in Bloomington, Minnesota. The property comprises eight three-story residential buildings totaling approximately 206,554 square feet across 213 units, situated on a 15.02-acre site and originally constructed in 1987.

The engagement included architectural, roofing, structural-seismic, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, along with a 100% interior walk of all units. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data across the entire residential inventory, while the roofing assessment established repair-versus-replacement timing across the eight buildings for near-term capital planning. PCA quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning, giving the client a defensible basis for prioritizing immediate repairs and sizing reserves across the property’s major systems.
