PCA conducted a Property Condition Assessment of Terraza Hills, located at 425 E. Bradley Avenue in El Cajon, California. The property is a 200-unit multifamily community built in 1976, comprising 11 two-story buildings totaling approximately 168,336 square feet on a 9.38-acre site.
The engagement included architectural, roofing, structural-seismic, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations, along with a 100% interior unit walk under ASTM E2018 protocols. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data across all 200 units, while the structural-seismic review and roofing assessment informed seismic risk evaluation and established repair-vs-replacement timing for near-term capital planning. PCA quantified deferred maintenance and remaining-useful-life projections to support the client’s reserve and capital planning, providing a consolidated basis for prioritizing immediate repairs across the eleven-building property.
