About This Project

PCA performed a Property Condition Assessment of The Madrona Hotel at 1001 Westside Road in Healdsburg, California. The 24-guestroom hospitality property comprises eight buildings totaling approximately 16,384 square feet, ranging from one to three stories, situated on a 7.92-acre site. The property was originally constructed in 1871 and underwent renovations in 2022.

The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety assessments conducted under ASTM E2018 protocols, along with a Planning, Zoning, and Resource Report. PCA documented observed conditions across the eight buildings and quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. The zoning review supplemented field findings with documentation context relevant to the property’s regulatory standing. Consolidated findings gave the client a basis for prioritizing near-term repairs and sizing reserves for the property’s principal systems and envelope components.
