About This Project

PCA conducted a Property Condition Assessment of University Promenade, a retail center located at 900-962 East Alosta Avenue in Azusa, California. The property comprises five single-story buildings totaling approximately 74,828 square feet on a 5.60-acre site, originally built in 1984, with 259 surface parking spaces serving the tenants.

The engagement included architectural, structural-seismic, roofing, and mechanical/electrical/plumbing/limited fire-and-life-safety evaluations performed under ASTM E2018 protocols. PCA’s team completed a 100% interior walk-through of all tenant spaces and inventoried the electrical panels and HVAC units associated with each tenant, producing a unit-level equipment record that supported reserve allocation across the tenant mix. PCA also conducted a 100% inventory of ADA compliance for tenant restrooms, documenting accessibility status to inform tenant-improvement and remediation planning. The structural-seismic assessment addressed the building’s age-related seismic considerations. PCA quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning, and the consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the five-building center.
