PCA conducted a Property Condition Assessment of Las Tiendas Village, a retail center located at 2815 South Alma School Road in Chandler, Arizona. The property comprises eight single-story buildings totaling approximately 189,021 square feet on a 20.21-acre site, with 843 surface parking spaces. The center was constructed in 2005.

PCA’s team performed architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols. PCA observed and documented existing conditions across the eight buildings and quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. The roofing assessment established repair-versus-replacement timing for near-term capital planning across the multi-building footprint. The consolidated findings gave the client a basis for prioritizing immediate repairs and sizing reserves for the property’s principal systems.
