About This Project

PCA performed a Property Condition Assessment of the Residence Inn by Marriott at 9 Gerhard Road in Plainview, New York. The hospitality property comprises a single building of two and three stories, originally constructed in 1988, with 170 guestrooms across approximately 130,000 square feet of occupied space and an additional 20,000 square feet of lower-level garage on a 4.243-acre site. The building includes four elevators.

The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, along with a vertical transportation assessment, public records review, entomological assessment, and Legionnaire testing. PCA’s vertical transportation work produced a reserve estimate for elevator replacement timing, while the roofing assessment established repair-versus-replacement timing for near-term capital planning. The entomological assessment and Legionnaire testing addressed pest and waterborne-pathogen risks specific to hospitality operations, and the public records review supplemented field findings with documentation context. PCA documented observed conditions, quantified deferred maintenance, and developed remaining-useful-life projections to support the client’s reserve and capital planning. The consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the property’s principal systems.
