PCA conducted due-diligence services at 200 South Euclid Avenue in Ontario, California, a mixed-use property originally built in 1914. The site comprises five buildings totaling approximately 21,351 square feet across three stories on a 0.20-acre parcel, with one elevator serving the property. PCA’s scope addressed building systems, structural conditions, vertical transportation, and environmental screening.
The engagement included a mechanical, electrical, plumbing, and limited fire- and life-safety assessment; a structural assessment; a vertical transportation assessment of the single elevator; and a Phase I Environmental Site Assessment performed under ASTM E1527 protocols. The vertical transportation work produced a reserve estimate for elevator replacement timing, while the Phase I screened for recognized environmental conditions to inform the client’s environmental risk position. Given the property’s 1914 vintage, the structural and MEP evaluations documented existing conditions and identified repair priorities for near-term capital planning. The consolidated findings supported the client’s decision-making process for the property.
