PCA conducted a Property Condition Assessment of ARIUM Retreat at Orange Park, located at 350 Crossing Boulevard in Orange Park, Florida. The garden-style multifamily community comprises 288 units across 19 two- and three-story buildings totaling approximately 304,824 square feet on a 20.644-acre site. The property was originally built in 1986.
The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations conducted under ASTM E2018 protocols. PCA’s team observed and documented existing conditions across the building envelope, primary structural elements, roof systems, and major MEP equipment. The roofing assessment established repair-versus-replacement timing for near-term capital planning, and the overall PCA quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. The consolidated findings provided the client with a defensible basis for prioritizing immediate repairs and sizing reserves across the 19-building portfolio.
