PCA conducted a Property Condition Assessment of Banbury Lake Village at 6308 Blakely Square in Virginia Beach, Virginia. The property comprises 187 multifamily units across 18 three-story buildings totaling approximately 177,463 square feet on 12.407 acres, with original construction dating to 1973. PCA’s scope addressed the major building systems and envelope components across the residential portfolio.

The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, supplemented by a 100% interior walk of all units. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data, while the systems and envelope evaluations quantified remaining-useful-life projections for the client’s reserve and capital planning. Given the age of the buildings, the roofing assessment established repair-versus-replacement timing for near-term capital planning. The consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the 18-building portfolio.
