About This Project

PCA performed due-diligence services at Casa Del Rio, a 150-unit senior living facility located at 12751 Plaza Del Rio Boulevard in Peoria, Arizona. The property comprises three buildings totaling approximately 54,944 square feet, each rising three stories, with original construction dating to the 1980s. The engagement addressed the major building systems, site conditions, and environmental status of the property.

PCA conducted a Property Condition Assessment under ASTM E2018 protocols, including architectural, structural, roofing, mechanical/electrical/plumbing/limited fire-life-safety, and vertical transportation evaluations. The team also delivered a Phase I Environmental Site Assessment under ASTM E1527, a limited radon screening, a Marshall & Swift insurance replacement-cost report, and additional insurance coverage analysis. The PCA scope quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning, while the vertical transportation assessment produced a reserve estimate for elevator replacement timing. The Phase I screened for recognized environmental conditions to inform the client’s environmental risk position. The consolidated findings gave the client a defensible basis for prioritizing repairs, sizing reserves, and confirming insurable values across the three buildings.
