PCA conducted a Property Condition Assessment of Chapel Ridge Stagecoach at 9400 Stagecoach Road in Little Rock, Arkansas. The 2003-vintage multifamily property comprises 122 units across 14 two-story buildings totaling approximately 124,094 square feet on a 10.18-acre site. PCA’s scope addressed the principal building systems, the envelope, and unit-level conditions across the property.
The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, together with a 100% interior walk of all 122 units. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data, while the systems and envelope assessments quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. The consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the 14 buildings.
