PCA conducted a Property Condition Assessment of Clayton Court Apartments at 730 Algonquin Road in Des Plaines, Illinois. The property comprises four two-story residential buildings with basement levels, totaling approximately 122,580 square feet across 148 units on a 7.57-acre site. The improvements were originally constructed in 1967.

The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, along with a 100% interior walk of all units. PCA’s team observed and documented conditions across the building envelope, roofing, and major systems, while the unit-by-unit walk yielded unit-level deferred-maintenance and condition data across the residential inventory. PCA quantified deferred maintenance and remaining-useful-life projections to support the client’s reserve and capital planning. The consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the four-building property.
