PCA performed a Property Condition Assessment of the Curry Mansion Inn at 511 Caroline Street in Key West, Florida. The hospitality property operates as a 28-guestroom bed and breakfast comprising three buildings totaling approximately 9,226 square feet on 0.689 acres. The structures range from two to three stories and were originally built in 1869, 1898, and 1917, with renovations in 1991.
The engagement included architectural, structural, and mechanical/electrical/plumbing/limited fire- and life-safety assessments under ASTM E2018 protocols. PCA’s team observed and documented existing conditions across the three buildings and quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. Given the age range of the structures, the structural and architectural evaluations supported repair-vs-replacement prioritization for envelope and building-system components. The consolidated findings gave the client a defensible basis for sizing reserves and sequencing near-term repairs across the property.
