PCA conducted a residential due-diligence assessment of Cyrene at South Mountain, located at 6250 South 15 Way in Phoenix, Arizona. The property comprises 72 single-family residential buildings totaling approximately 100,819 square feet across a 7.6-acre site. The one- and two-story homes were completed in 2022. PCA’s scope addressed the principal building systems and envelope components across the property.

The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations. PCA’s team observed and documented existing conditions across the residences and supporting site improvements, with the roofing assessment establishing repair-versus-replacement timing for near-term capital planning and the structural and MEP reviews supporting evaluation of system condition and remaining useful life. The consolidated findings gave the client a documented basis for prioritizing immediate repairs and sizing reserves across the 72-building portfolio.
