PCA performed a residential due-diligence assessment of Key Haven Estates at 15 Key Haven Road in Key West, Florida. The property comprises ten single-family homes and eighteen docks across approximately 3.97 acres, with one- and two-story residential structures totaling 70,149 square feet, all completed in 2020.

The engagement included an architectural generalist assessment, a structural assessment, and a limited dock and sea wall assessment. PCA’s team observed and documented the condition of the residences and the waterfront infrastructure, with the dock and sea wall review focused on the marine-facing components specific to this property type. Findings addressed the homes’ architectural and structural condition alongside the state of the docks and sea wall, giving the client a consolidated view of near-term repair priorities and longer-term capital considerations across both the residential improvements and the waterfront assets to support the client’s decision-making process.
