PCA conducted a Property Condition Assessment of Legends at Sparks Marina, a retail center located at 1310 Scheels Drive in Sparks, Nevada. The property comprises seven single-story buildings totaling approximately 105,152 square feet on a 26.68-acre site, with 750 surface parking spaces. The buildings were constructed between 2008 and 2015.
The engagement included an ASTM E2018 Property Condition Assessment, mechanical/electrical/plumbing/limited fire- and life-safety evaluation, structural-seismic assessment, and roofing assessment. PCA performed a 100% unit-by-unit interior walk across the center’s tenant spaces and completed a 100% inventory of ADA compliance in tenant restrooms, documenting accessibility compliance status to inform tenant-improvement and remediation planning. A public records review supplemented field findings with documentation context. The unit-level walk yielded tenant-space condition data that, combined with the roofing and seismic findings, established repair-vs-replacement timing and quantified deferred maintenance for the client’s reserve and capital planning. The consolidated findings supported the client’s decision-making process for the property.
