PCA performed a portfolio-wide assessment of the Rochester New York Manufactured Home Park Portfolio, a 2-property engagement covering parks in the Rochester, NY metro that together provide 341 home sites. Both sub-properties were originally developed in the late 1950s — 1958 and 1960 — and remain in single-story configuration.

At each sub-property, PCA conducted an architectural assessment, a Phase I Environmental Site Assessment under ASTM E1527 protocols, and a Marshall & Swift valuation report. The Phase I work screened for recognized environmental conditions across the parks, while the Marshall & Swift reports provided the client with replacement-cost positions on the parks’ physical improvements. The consolidated findings supported the client’s environmental risk evaluation and capital-planning considerations across the matched mid-century park assets.
