About This Project

PCA performed a limited deferred maintenance and capital budgeting assessment of the San Jose Convention and Cultural Portfolio, a five-building grouping of theater and convention center properties located across several addresses in San Jose, California. The portfolio totals approximately 732,323 square feet, with structures ranging from one to six stories and original construction dates spanning 1926 (renovated 2005), 1934, 1970, 1972, and 1985. The properties include 11 elevators and six escalators.

PCA’s team observed and documented existing conditions across the portfolio’s principal building systems and components. The engagement produced quantified deferred maintenance findings and capital budget projections sized to the age, scale, and configuration of each property. The consolidated output gave the client a portfolio-level basis for prioritizing near-term repairs and structuring multi-year capital planning across the five assets.
