About This Project

PCA conducted a Property Condition Assessment of Sonoma Ridge at Bennett Valley, located at 2900 St. Paul Drive in Santa Rosa, California. The 1974-vintage multifamily property comprises 180 units across 25 two-story buildings totaling approximately 177,600 square feet on a 10.76-acre site.

The engagement included architectural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations, along with a structural-seismic assessment and a 100% interior walk of every unit. Performed under ASTM E2018 protocols, the assessment quantified deferred maintenance and remaining-useful-life projections to support the client’s reserve and capital planning. The unit-by-unit walk yielded interior-level deferred-maintenance and condition data across the full 180-unit inventory, while the seismic review informed structural risk evaluation appropriate to the property’s age and Northern California location. The consolidated findings gave the client a defensible basis for prioritizing near-term repairs and sizing reserves for the principal building systems.
