PCA conducted a Property Condition Assessment of The Sofia, a mixed-use property located at 1120 and 1122 West 6th Street in Los Angeles, California. The property comprises two buildings totaling approximately 617,060 square feet with 606 units, situated on a 3.79-acre site. PCA’s scope addressed the major building systems, envelope, and site components relevant to the engagement.
The engagement included architectural, structural seismic, roofing, mechanical/electrical/plumbing/limited fire-life safety, photo optic, and vertical transportation assessments. PCA’s team observed and documented existing conditions, with the structural seismic evaluation informing seismic risk evaluation for the two-building property and the vertical transportation assessment producing a reserve estimate for elevator replacement timing. The roofing assessment established repair-versus-replacement timing for near-term capital planning. PCA quantified deferred maintenance and remaining-useful-life projections to support the client’s reserve and capital planning, consolidating the findings into a deliverable that informed the client’s decision-making process.
