PCA performed a portfolio-wide engagement on the Project Windmill Portfolio, a 17-property review of motion picture and television production assets. The portfolio comprises a mix of studio properties, production-support facilities, and ancillary operations — including grip and lighting, trailers, supply businesses, and rental locations — spanning the greater Los Angeles area, New York, New Jersey, and the New Orleans metro.

Source documentation captured for the engagement includes a Phase I Environmental Site Assessment performed under ASTM E1527 protocols at 66 Barber Road in Marietta, Georgia. The consolidated portfolio-level review supported the client’s evaluation of the production-asset holding, providing a basis for environmental risk assessment and decision-making across the multi-property review.

Blackhall Studios

PCA conducted a Property Condition Assessment of Blackhall Studios at 1415 Constitution Road in Atlanta, Georgia. The property comprises 10 buildings totaling approximately 400,000 square feet across a 53-acre site. PCA’s scope addressed building systems, envelope components, and site improvements across the studio campus.

The engagement included a generalist property condition assessment under ASTM E2018 protocols, a roofing assessment, and a structural seismic assessment. PCA established repair-versus-replacement timing for the roof systems and informed structural risk evaluation across the 10 buildings. The team quantified deferred maintenance and remaining-useful-life projections to support the client’s reserve and capital planning. Consolidated findings gave the client a documented basis for prioritizing immediate repairs and sizing reserves across the studio portfolio.

Boxcar Studios

PCA performed a property condition assessment of Boxcar Studios at 3030 North Andrita Street in Los Angeles, California. The movie and television studio property comprises seven buildings totaling approximately 108,839 square feet on a 3.57-acre site. PCA’s scope addressed the architectural, structural, mechanical, and envelope components relevant to the engagement.

The team performed architectural, roofing, structural seismic, and mechanical/electrical/plumbing/limited fire-life safety evaluations, along with a Level I and II Building Energy Performance Assessment. PCA documented observed conditions across the seven structures and produced remaining-useful-life projections to support the client’s reserve and capital planning. The structural seismic review informed the client’s evaluation of seismic risk for the campus, while the energy performance assessment provided baseline data on building energy use. The consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the property’s principal systems.

Los Angeles Center Studios

PCA performed a property condition assessment of Los Angeles Center Studios, a seven-building movie and television studio complex situated on approximately 4.80 acres at 460 South Bixel Street, 461 South Boylston Street, 1201 West 5th Street, and 461 Beaudry Drive in Los Angeles, California. The campus totals approximately 452,747 square feet across the seven structures. PCA’s scope addressed the major building systems, envelope components, and site documentation relevant to the engagement.

The engagement included architectural, curtain wall, mechanical/electrical/plumbing/limited fire-life-safety, roofing, structural seismic, and vertical transportation assessments, along with a Planning, Zoning, and Resource (PZR) report. PCA’s curtain wall evaluation informed envelope-replacement timing and immediate repair priorities, while the structural seismic assessment supported site and structural risk evaluation across the seven-building campus. The vertical transportation assessment produced a reserve estimate for elevator replacement timing, and the PZR review supplemented field findings with documentation context. Consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the campus’s principal systems.

Manhattan Beach Studios

PCA conducted a Property Condition Assessment of Manhattan Beach Studios, located at 1600 Rosecrans Avenue in Manhattan Beach, California. The property comprises seven buildings totaling approximately 586,632 square feet on a 21.823-acre site and is used for movie and television studio operations. PCA’s scope addressed the major building systems, structural elements, and site improvements across the campus.

The engagement included mechanical, electrical, and plumbing evaluations, a roofing assessment, a structural seismic assessment, a vertical transportation assessment, and a limited public records review, all performed under ASTM E2018 protocols. Quixote Portfolio

PCA performed a portfolio-wide Generalist Assessment of the Quixote Studios platform, a 14-property engagement totaling approximately 844,310 square feet across 30 buildings. The sub-properties — sound stages, production-support buildings, and ancillary studio facilities — are concentrated in the greater Los Angeles area, with one sub-property in the New Orleans metro.

PCA conducted Generalist Assessments under a uniform scope across all 14 sub-properties, documenting observed conditions and primary building inventories at each location. The consolidated deliverable rolled up findings, system inventories, and deferred-maintenance items into a single portfolio-level view, giving the client a basis for prioritizing capital across the Quixote platform rather than evaluating each property in isolation.
