PCA conducted a Property Condition Assessment of Oxford Hills, a 480-unit multifamily community at 10304 Oxford Hill Drive in St. Louis, Missouri. The property comprises 36 three-story residential buildings totaling approximately 681,612 square feet on a 26.32-acre site, originally constructed in 1971.

The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, along with a 100% interior walk of every unit. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data across the entire 480-unit inventory, while the building-systems and envelope evaluations quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. PCA’s consolidated findings gave the client a property-wide basis for prioritizing immediate repairs and sizing reserves across the 36-building portfolio.
