PCA conducted a Property Condition Assessment of the 180 Bainbridge Building, a multifamily property comprising two structures located at 180 Bainbridge Street and 141 Chauncey Street in Brooklyn, New York. The four-story buildings were originally constructed in 1922 and renovated in 2011, totaling approximately 27,761 square feet across 46 units on a 0.3833-acre site.
The engagement included architectural and structural evaluations, a mechanical, electrical, plumbing, and limited fire- and life-safety assessment, and a Level I & II Building Energy Performance Assessment. PCA’s team observed and documented the condition of the building systems and envelope under ASTM E2018 protocols, quantifying deferred maintenance and remaining-useful-life projections to support the client’s reserve and capital planning. The Level I & II energy performance work added benchmarking and measure-level analysis relevant to the property’s older construction and prior renovation. The consolidated findings gave the client a basis for prioritizing immediate repairs, planning longer-term capital expenditures, and evaluating energy-related improvements across the two buildings.
