PCA conducted a Property Condition Assessment of Acclaim at Carriage Hill, located at 7000 Coachman Lane in Richmond, Virginia. The senior living community comprises 663 units across 83 buildings of two and three stories, totaling approximately 596,359 square feet on 40.95 acres. The property was originally built in 1967.
The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire-life-safety evaluations under ASTM E2018 protocols, along with Level I and II Building Energy Performance Assessments. PCA documented observed conditions across the campus and quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. The energy performance work identified efficiency measures and operational considerations relevant to the property’s age and scale. Given the multi-building footprint and 1967 vintage, the roofing and structural evaluations established repair-versus-replacement timing for near-term capital planning. The consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the 83-building portfolio.
