PCA conducted a Property Condition Assessment of Blackhall Studios at 1415 Constitution Road in Atlanta, Georgia. The property comprises 10 buildings totaling approximately 400,000 square feet across a 53-acre site. PCA’s scope addressed building systems, envelope components, and site improvements across the studio campus.
The engagement included a generalist property condition assessment under ASTM E2018 protocols, a roofing assessment, and a structural seismic assessment. PCA established repair-versus-replacement timing for the roof systems and informed structural risk evaluation across the 10 buildings. The team quantified deferred maintenance and remaining-useful-life projections to support the client’s reserve and capital planning. Consolidated findings gave the client a documented basis for prioritizing immediate repairs and sizing reserves across the studio portfolio.
