PCA performed a Property Condition Assessment of Casa Verde Apartments at 2050 McKee Road in San Jose, California. The property comprises 149 units across 14 two-story buildings totaling approximately 103,150 square feet on a 4.9-acre site, with original construction dating to 1972.
The engagement included architectural, mechanical/electrical/plumbing/limited fire- and life-safety, structural-seismic, and roofing assessments under ASTM E2018 protocols, along with a 100% interior walk of every unit. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data across the full residential inventory, while the structural-seismic review and roofing assessment informed site risk evaluation and established repair-versus-replacement timing for near-term capital planning. PCA quantified deferred maintenance and remaining-useful-life projections to support the client’s reserve and capital planning, giving the client a defensible basis for prioritizing immediate repairs and sizing reserves across the property’s principal systems.
