PCA conducted a general architectural assessment of the two-property Citadel Hotel Portfolio in California, comprising the hospitality properties at 545 Work Street in Salinas and 450 N G Street in San Bernardino. The Salinas property consists of a single three-story building with 101 guestrooms across approximately 31,733 square feet on 2.75 acres, originally constructed in 1991. The San Bernardino property is a three-story building with 82 guestrooms on 1.12 acres, renovated in 2005.
PCA’s team observed and documented architectural conditions across both properties, identifying deferred maintenance items and noting the condition of principal building components on each site. The findings supported the client’s decision-making process by providing a baseline record of architectural condition and near-term repair priorities for each asset within the portfolio.
