About This Project

PCA conducted due-diligence services at Fitz on the 14th, a 176-unit multifamily property at 13686 East 14th Street in Aurora, Colorado. The asset comprises four buildings totaling approximately 111,160 square feet on a 4.811-acre site, originally constructed in 1973. Each building rises three stories above grade with a partially below-grade basement level.

The engagement included a Property Condition Assessment addressing architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety components, along with a Phase I Environmental Site Assessment and additional insurance coverage review. PCA performed the Property Condition Assessment under ASTM E2018 protocols, quantifying deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. The Phase I ESA was conducted under ASTM E1527 to screen for recognized environmental conditions and inform the client’s environmental risk position. The consolidated findings gave the client a documented basis for prioritizing near-term repairs and sizing reserves across the four-building portfolio.
