PCA performed a Property Condition Assessment of Golden Gate Apartments, located at 3529 Leesburg Court in Alexandria, Virginia. The garden-style multifamily property comprises 184 units across 19 three-story buildings, totaling approximately 142,856 square feet on a 9.038-acre site. The improvements were originally constructed in 1961.
The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety assessments under ASTM E2018 protocols, along with a 100% interior walk of every unit. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data across the 184 units, while the building-system evaluations quantified remaining useful life and replacement timing for the property’s roofs, structural elements, and major MEP components. PCA consolidated the findings into a report that gave the client a defensible basis for sizing capital reserves and prioritizing near-term repairs across the 19-building portfolio.
