PCA conducted a Property Condition Assessment of Highland Green, located at 10105 SE 236th Street in Kent, Washington. The property comprises 96 multifamily units across 10 buildings of two and three stories, totaling approximately 88,500 square feet on a 5.1-acre site. The improvements were constructed in 1991.
The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, along with a 100% interior walk of all units. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data, while the building-systems and envelope evaluations quantified remaining-useful-life projections for the client’s reserve and capital planning. PCA’s consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the ten-building portfolio.
