About This Project

PCA conducted a Property Condition Assessment of the Hilton Orrington Hotel at 1710 Orrington Avenue in Evanston, Illinois. The nine-story hospitality property contains 269 guestrooms across approximately 193,178 square feet on a 1.105-acre site. The buildings were originally constructed in 1923 and 1928, with subsequent renovations in 1987 and 2004. PCA’s scope addressed the major building systems, envelope components, and back-of-house operational areas relevant to the engagement.

The team performed architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, along with a vertical transportation assessment, a kitchen and laundry services assessment, and a public records review. The vertical transportation work produced a reserve estimate for elevator replacement timing, while the kitchen and laundry assessment documented the condition of equipment supporting hotel operations. The public records review supplemented field findings with documentation context. PCA quantified deferred maintenance and remaining-useful-life projections across the property’s principal systems, giving the client a defensible basis for prioritizing immediate repairs and sizing capital reserves for an asset with multiple historical construction and renovation phases.
