About This Project

PCA conducted due-diligence assessments of Hotel MDR, a Doubletree by Hilton located at 13480 Maxella Avenue in Marina del Rey, California. The five-story hospitality property comprises 283 guestrooms across approximately 122,435 square feet on a 4.803-acre site, with 13 elevators serving the building. Originally constructed in 1977-1978, the property was renovated in 2013.

The engagement included an ASTM E2018 Property Condition Assessment covering architectural, mechanical, electrical, plumbing, and limited fire- and life-safety systems, along with a structural-seismic evaluation and a roofing assessment. PCA also performed an ASTM E1527 Phase I Environmental Site Assessment, screening the property for recognized environmental conditions to inform the client’s environmental risk position. The structural-seismic review addressed risk considerations relevant to the property’s age and California location, while the roofing assessment established repair-versus-replacement timing for near-term capital planning. PCA quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning, and the consolidated findings supported the client’s decision-making process for the property.
