PCA conducted a Property Condition Assessment of Jake’s Building, located at 401-409 and 411-417 SW 12th Avenue in Portland, Oregon. The mixed-use property totals approximately 48,125 square feet in a single building on a 0.22-acre site, with 46 residential units above a ground-floor restaurant.

The engagement included architectural, roofing, and mechanical/electrical/plumbing/limited fire-life-safety evaluations, along with a structural seismic assessment and a 100% unit-by-unit interior walk. PCA’s seismic review informed structural risk evaluation for the client, and the full interior walk yielded unit-level deferred-maintenance and condition data across all 46 units. The consolidated findings provided quantified deferred maintenance and remaining-useful-life projections to support the client’s reserve and capital planning, along with prioritization of immediate repairs across the property’s principal systems.
