PCA performed a Property Condition Assessment and Phase I Environmental Site Assessment of Laguna Beach Lodge at 30806 Coast Highway in Laguna Beach, California. The hospitality property comprises a single two-story building of approximately 17,000 square feet with 43 guestrooms, situated on a 0.94-acre site and originally constructed in 1961.
The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, together with a Phase I ESA conducted under ASTM E1527. PCA documented observed conditions across the major building systems and envelope, quantifying deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. The Phase I screened the site for recognized environmental conditions to inform the client’s environmental risk position. The consolidated findings supported the client’s decision-making process by establishing repair priorities and reserve sizing for the property’s principal systems.
