About This Project

PCA conducted a Property Condition Assessment of Lahaina Cannery Mall, a single-story retail center at 1221 Honoapilani Highway in Lahaina, Hawaii. The property comprises approximately 130,299 square feet on a 15.531-acre site, with 727 surface parking spaces serving the center. The building was originally constructed in 1989 and renovated in 1999. PCA’s scope spanned the building envelope, roofing, major systems, and a complete interior tenant walk-through, supplemented by records review and a feasibility-oriented evaluation.

The engagement included architectural, mechanical/electrical/plumbing/limited fire- and life-safety, exterior building, and roofing assessments, along with a 100% interior tenant walk-through, a public records review, building area take-off plans, an entomological inspection, and a feasibility renovation study. The 100% tenant walk-through yielded space-by-space condition data across the center, while the roofing assessment established repair-versus-replacement timing for near-term capital planning. The entomological inspection and feasibility renovation study gave the client additional context on biological exposure and the practical scope of potential repositioning work. PCA documented quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning, supporting decision-making for the property.
