PCA performed a Property Condition Assessment of Lake Fir, a 55-unit multifamily property at 15901 Quarry Road in Lake Oswego, Oregon. The community comprises 10 two-story buildings totaling approximately 49,987 square feet on a 3.75-acre site, with original construction dating to 1969. PCA’s scope addressed the principal building systems and an interior walk of every unit.
The engagement included architectural, roofing, structural-seismic, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, along with a 100% interior unit walk. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data across the full inventory, while the structural-seismic assessment informed structural risk evaluation for a property of this vintage. PCA quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning, giving the client a defensible basis for prioritizing immediate repairs and sizing reserves across the 10-building portfolio.
