PCA conducted a Property Condition Assessment of Landry Apartment Homes at 1304 Wylie Road in Norman, Oklahoma. The property comprises 131 units distributed across 22 two-story buildings totaling approximately 101,392 square feet on a 5.3-acre site. Originally constructed in 1975, the property was renovated in 2018.

The engagement included architectural, roofing, structural-seismic, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, along with a 100% interior walk of every unit. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data across the entire residential inventory, while the building-systems and envelope evaluations quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. PCA’s consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the 22-building portfolio.
