PCA performed a Property Condition Assessment of Marina Shores Apartment Homes at 2257 Willow Oak Circle in Virginia Beach, Virginia. The 1991-vintage garden-style community comprises 392 units across 16 three-story buildings totaling approximately 378,905 square feet on a 16.33-acre site. The property includes eight elevators. PCA’s scope addressed the major building systems, envelope components, and unit interiors across the community.

The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, together with a 100% interior walk of all units. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data across the 392 apartments, while the systems and envelope evaluations quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. PCA consolidated the findings to give the client a defensible basis for prioritizing near-term repairs and sizing reserves across the 16 buildings.
