PCA conducted a Property Condition Assessment of Marina Village Center, a retail property located at 801-947 Marina Village Parkway in Alameda, California. The site comprises two single-story buildings totaling approximately 44,838 square feet on 4.45 acres, with 179 surface parking spaces. The property was originally constructed in 1988 and renovated in 2018.
The engagement included architectural, structural-seismic, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols. PCA performed a 100% interior walk-through of all tenant spaces and inventoried electrical panels and HVAC units for each tenant, producing tenant-level equipment data to support reserve and capital planning. The team also completed a 100% ADA compliance inventory of tenant restrooms, documenting accessibility compliance status to inform tenant-improvement and remediation planning. The seismic assessment informed structural risk evaluation for the two-building configuration, while the roofing assessment established repair-vs-replacement timing for near-term capital planning. The consolidated findings gave the client quantified deferred maintenance and remaining-useful-life projections to support decision-making for the property.
