About This Project

PCA conducted a Property Condition Assessment of Pacific Terrace West, a 46-unit multifamily property at 498 Boyton Avenue in San Jose, California. The property comprises four two-story buildings totaling approximately 31,420 square feet on a 1.54-acre site, originally constructed in 1973. PCA’s scope addressed the major building systems, envelope components, and interior unit conditions relevant to the engagement.

The team performed architectural, structural-seismic, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, along with a 100% interior walk of all units. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data, while the structural-seismic assessment informed site and structural risk evaluation for a property of its vintage. PCA documented observed conditions and quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. The consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the four-building property.
