PCA conducted a Property Condition Assessment of the Postcard Inn at 84001 Overseas Highway in Islamorada, Florida. The hospitality property comprises 151 guestrooms across 19 buildings ranging from one to six stories on 13.41 acres, with 57 boat slips, and was constructed between 1951 and 2001. The engagement addressed the full range of building systems, site improvements, and waterfront features relevant to a property of this configuration.
The team performed architectural, structural, roofing, MEP/limited fire- and life-safety, kitchen and laundry services, and vertical assessments under ASTM E2018 protocols, along with a limited below-water-line marina and sea wall assessment and a public records review. The marina and sea wall evaluation documented waterfront-specific conditions and informed the client’s understanding of marine-structure risk and reserve needs, while the kitchen and laundry services assessment captured the condition of back-of-house operating equipment. PCA quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning, and the public records review supplemented field findings with documentation context. The consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the property’s lodging buildings and waterfront improvements.
